Not Pre-Approved Yet? Here Is Exactly Where to Start
Most of my buyers start without a pre-approval. Here is the simple, stress-free path from “just curious” to “ready to make an offer.”

If you are browsing luxury homes in Granite Bay or Land Park and have not spoken to a lender yet, you are in good company. Most of the buyers I work with start exactly where you are. The good news: getting pre-approved is far simpler than most people expect, and it puts you in a powerful position when the right home appears.
Pre-qualified vs. pre-approved
A pre-qualification is a quick estimate based on what you tell a lender. A pre-approval means the lender has actually reviewed your income, assets, and credit. In competitive luxury neighborhoods, sellers expect a true pre-approval — and in many cases, proof of funds for your down payment.
What to gather
Having these ready makes the process quick:
- Two years of tax returns and W-2s or 1099s
- Recent pay stubs or, if self-employed, a year-to-date profit and loss statement
- Two to three months of bank and investment statements
- Details on any properties you already own
Jumbo loans are normal here
Many homes in Placer and Sacramento County exceed conforming loan limits, which means a jumbo loan. Jumbo guidelines vary by lender — reserve requirements, down payment minimums, and rate pricing can differ meaningfully.
